For Property Owners
Mid-Term Rental
Management

Structured furnished rental management for owners who want their property performing without requiring their involvement. We handle everything from initial design and setup through resident placement, lease execution, maintenance oversight, and owner reporting.

Minimum stay is 30 days. Maximum is 364. This is the mid-term rental channel, not short-term. Residents are screened, qualified professionals: executives, medical personnel, relocating families, visiting academics, and production crews.

Setup Property assessment, furnishing recommendations, staging, photography coordination, and listing buildout across relevant platforms. One-time setup fee applies.
Placement We source residents through insurance networks, corporate housing brokers, relocation specialists, travel nurse agencies, and direct platform listings. We do not rely on any single channel.
Screening Background check, identity verification, and financial review for every adult occupant via Avail. We place qualified residents. Every placement is treated with the rigor of a professional tenancy.
Lease California-compliant furnished rental lease with all required addenda. Lease execution is handled by Earendel. Owners review and sign once at setup. We manage lease renewals and extensions.
Operations Coordinated vendors for housekeeping, maintenance, and emergency repairs. Regular property checks. Proactive maintenance management. We do not wait for problems to escalate.
Reporting Monthly owner reports covering occupancy, income, expenses, and any maintenance activity. Clear, concise, and delivered on a defined cadence. No surprises.

For Adjusters
Insurance Housing
Placements

Direct relationships with adjusters, ALE coordinators, and relocation specialists across Southern California. Our properties are ALE-ready: fully furnished, utility-included, professionally managed, and positioned to meet insurance carrier standards.

We do not place policyholders in hotels or short-stay units. We place displaced families in real homes, for real stays, with the documentation and compliance infrastructure insurance channels require.

Intake Submit a placement request by email or contact form. We respond within one business day with a property match or a direct follow-up if nothing is immediately available.
Compliance We provide the executed lease, move-in condition documentation, property specification records, and monthly invoices in the format the carrier requires. We have worked within claim file documentation standards.
Speed When inventory is available and matches the placement criteria, we can execute a lease and arrange move-in within 24 to 72 hours. Same-day arrangements are possible with advance coordination.
Networks Active relationships with ALE Solutions, Sedgwick, and Alacrity Solutions. We work with independent adjusters directly and do not require intermediary platforms for placement coordination.

& Setup

Properties that are designed and staged well attract better residents and justify higher rates. The setup investment is returned in the first or second placement.

Assessment We walk the property with the owner and develop a furnishing and staging plan calibrated to the target resident profile and the submarket's rate ceiling.
Furnishing Full furnishing sourcing, delivery coordination, and installation. We design to a specific aesthetic standard and within agreed budget parameters.

Launch Platform listing buildout, SEO-optimized copy, and placement channel activation. The property goes live positioned to attract its target resident from day one.
