We review our available inventory against your criteria and respond within the business day with a property match and rate information. If nothing fits, we say so directly.

Documentation

Lease and Intake

We handle the lease, tenant screening (background, ID, financial verification), and all move-in documentation. We work with your billing format and turnaround expectations.

Move-In

Placement Complete

Residents receive a full property walkthrough and orientation. Utilities are active. WiFi is operational. The home is clean, stocked, and ready. We remain reachable for the duration of the stay.

Background check, identity verification, and financial screening for every adult occupant, processed through Avail. Results shared with owner as required.

Condition

Move-In Documentation

Pre-move-in condition video and written walkthrough provided to the resident at intake. Protects all parties and provides a clear baseline for the tenancy.

Utilities

All Utilities Included

Electric, gas, water, WiFi, and trash are included in the monthly rate. One invoice. No utility setup required for the policyholder.

Ongoing

Active Property Management

We remain the single point of contact for the resident throughout the placement. Maintenance, questions, and concerns are handled without involving the adjuster or carrier.

Communication

Direct Adjuster Access

We communicate directly with the placing adjuster for placement logistics, lease execution, and any coverage questions. We do not route through third-party intermediaries unless required by the carrier.

How quickly can you place a policyholder?

When we have a matching property available, we can typically execute a lease and arrange move-in within 24 to 72 hours of initial contact. Same-day arrangements are possible with advance coordination.

Do your properties meet ALE housing standards?

Yes. All Earendel properties are fully furnished, utility-included, and maintained to a standard comparable to or above the policyholder's primary residence. We can provide property documentation and condition records for carrier review.

What geographic areas do you serve?

Our current inventory covers Los Angeles County, with properties in North Hollywood and Mount Washington. We are actively expanding and may have additional properties depending on the timing of your inquiry.

Do you handle billing directly to the carrier?

We can accommodate direct billing arrangements depending on the carrier's requirements. Contact us to discuss your specific billing workflow before the placement is finalized.

What is the minimum stay?

Our minimum is 30 days. We do not accommodate shorter stays. For placements that may extend, we offer tiered monthly rates that decrease with commitment length, typically to the benefit of the ALE budget.

Are pets accommodated?

Yes, at Amani Residence. Quail Drive considers pets on a case-by-case basis. A pet fee applies. We can discuss the specifics of a pet-inclusive placement at inquiry.

What documentation can you provide for the claim file?

We provide the executed lease, move-in condition documentation, a property specification sheet, and monthly invoices in the format the carrier requires. We are experienced working within claim file documentation standards.
